Personal belongings coverage

Personal belongings coverage, also known as contents insurance, covers your belongings (ex. clothing, electronics, furniture) no matter where they are, be it in your home or temporarily out of it. It’s automatically included in all YouSet tenant insurance policies.

Additional living expenses coverage

If you can’t live in your rental due to a covered claim, additional living expenses coverage can help cover temporary accommodations and everyday living expenses such as food or clothing. It’s automatically included in all YouSet tenant insurance policies.

Personal liability coverage

Living in a rented space – often close to others – comes with risks. If someone gets hurt in your unit or you accidentally damage a neighbour’s property, you could be held financially responsible. That’s why personal liability coverage is automatically included in all YouSet tenant insurance policies.

Sewer backup coverage

Sewer backup coverage covers damages to personal belongings and relocation fees if sewage backs up into your rental unit from a sewer, septic tank, or sump pump. While optional, it’s strongly recommended, especially for renters living in basement apartments.

Overland water coverage

If freshwater unexpectedly accumulates and enters your rental unit, overland water coverage can help cover the damage to your belongings and potential relocation fees. While optional, it’s strongly recommended, especially for renters in areas prone to heavy rainfall or those living in basement apartments.

Above-ground water coverage

Is YouSet insurance legit?

Yes, YouSet is fully legitimate! We are a registered damage insurance brokerage, licensed by the AMF in Quebec and RIBO in Ontario, allowing us to offer a full range of personal lines insurance products in both provinces.

Can I switch to YouSet even though I’m in the middle of a policy elsewhere?

Absolutely – you can switch to YouSet at any time, even if you’re in the middle of a policy elsewhere! While your current provider may charge an Early Termination Fee, the money you save by switching now might more than make up for the fee in the long run.

Am I required by law to have tenant insurance? If not, why do I need it?

While not mandatory by law, your landlord or property management company can require tenant insurance as part of their standard lease agreement, which you agree to by signing it. Some may even require proof of insurance as a condition of the lease.

Even if it’s not required, renting without insurance is risky. Keep in mind that your landlord’s insurance only covers the physical structure and permanent fixtures of the rental unit. Tenant insurance, on the other hand, protects you financially if your belongings are damaged, lost, ruined, or stolen, or if you are held liable in a lawsuit.

Can I add other people to my tenant insurance policy?

Yes, you can usually add other people who are living with you and are on the lease (ex. your roommate) to your insurance policy. However, anyone related by blood is automatically covered and doesn’t need to be added.

How much is tenant insurance?

On average, renters in Quebec pay around $18 a month for tenant insurance, while those in Ontario pay about $27 a month with YouSet. 

Generally speaking, the more coverage you choose, the higher your monthly premium will be. However, insurers will also consider other factors when calculating your premium, such as the location of your rental unit and your claims history.

Who pays for tenant insurance?

You do – the tenant. Fortunately, tenant insurance is relatively affordable, starting at just $12 a month with YouSet. If you’re concerned, it’s always a good idea to get a tenant insurance quote before signing a rental agreement to make sure you can afford the full cost of living in the unit, not just the rent.

What is a good minimum for renters insurance?

When renters buy insurance from YouSet, $25,000 in personal belongings, $1 million in personal liability, and $10,000 in additional living expenses coverage are the minimum amounts automatically included.

Whether or not this is a good amount will depend on factors like the value of your personal belongings, the risk level of your area, and your budget. Keep in mind that the more types of optional coverage you add and the higher limits you select, the more your policy will cost.
